Appointed as Receivers over the portfolio on 30 January 2025, Moorfields managed the transaction, with a clear focus on protecting the welfare of the vulnerable residents while achieving a positive commercial outcome.
The portfolio in Wirral comprises 5 properties which have provided supported living accommodation to vulnerable adults for over a decade. Throughout the process, Moorfields worked closely with all stakeholders to ensure that the needs of the tenants remained at the forefront of the sale strategy.
The purchaser is a local not-for-profit investor, whose acquisition of the portfolio ensures that the incumbent care provider will remain in situ. This outcome delivers long-term security of accommodation and continuity of care for the vulnerable tenants, with no disruption to their living arrangements.
Steve Sartin, Senior Director, Moorfields said:
“We are delighted to complete this portfolio sale. Having experienced first-hand the relationship between the vulnerable tenants of the properties and the care providers, and how comfortable they are living at the properties, it was a key objective of the Receivers and the lender that this process caused minimal disruption and safeguarded the tenants. Thankfully, this deal has achieved both our objectives of repaying the lender in full and ensuring the security of continuity of care and accommodation for the vulnerable tenants.”
The transaction demonstrates Moorfields’ expertise in the management and disposal of complex specialised assets, delivering outcomes that balance commercial objectives with social responsibility.
